The condos are served by one homeowners association and the houses are served by a second association. Both homeowners associations exist to make living in Villas de la Colina, either full-time or part-time, as pleasant and carefree as possible. For reasonable quarterly dues, the condo’s association provides:
- an on-site, full-time mozo (maintenance person) to perform all routine maintenance and repair to the common elements of the community
- maintenance of the common pathways, the elevator and lobby on Calle Hortensias, the condo garage and the streetscapes
- maintenance of common area pool, gardens and plants
- regular collection of garbage from each condo for centralized curbside pickup
- provision and maintenance of an on-site router/server to provide each unit with one hard-wired high-speed broadband internet connection
The association for the houses provides those similar services that the owners choose to share in common, dividing the expense. Possibilities include garbage collection, individual pool maintenance, gardens and plant maintenance, provision of broadband internet connections, et cetera.
In addition, the homeowner’s associations provide access to a professional on-site property manager (administrator).** At each owner’s discretion, private contracts can be arranged between the homeowner and the property manager to cover complete management of the interior of the residence, including but not limited to:
- maid service
- domestic bill paying
- property tax and bank trust annual payments
- annual payment of homeowners insurance
- repairs to appliances
- any repairs or installations within the home
- anything else, pre-scheduled or on request, to maintain the home
Through private contract, you can even have the property manger handle everything associated with renting your home when you are not in residence. There is currently no limit to the number of houses or condos in Villas de la Colina that can be rented at any one time. |
